Fixing water ingress in a leisure complex

Barnsley Metrodome Leisure Complex specified a durable waterproofing solution to fix the problem of water ingress through the roof. Stuart Hicks from Kemper System reports.

The Barnsley Metrodome Leisure Complex in South Yorkshire has provided a much-enjoyed fitness and leisure facility for the local community and its visitors since opening its doors in 1989. Operated by Barnsley Premier Leisure (BPL), a not-for-profit leisure trust established in 1999, areas of the roof at the venue started to experience water ingress and required immediate attention to ensure day-to-day running of the complex was not disrupted.

NPS Barnsley, on behalf of Barnsley Metropolitan Borough Council, manages Barnsley Metrodome. Water had started to leak through the existing felt roof and into the busy gymnasium area at the leisure centre — creating a health and safety risk to visitors and potentially damaging expensive equipment. NPS Barnsley recognised a quick yet durable waterproofing solution was required to restore the damage.

Working with the specialist technical team at Kemper System, a solution was developed to refurbish the 400m2roof area. David Howes at NPS Barnsley commented: “Timing was crucial on this particular project as the gym still needed to be in use during the refurbishment works, so speed of application was key. We also needed to upgrade the thermal performance of the building, which is why Kemper System’s Stratex Warm Roof system was specified.”

Specialist application 

The solution is an integrated warm roof, supplied as a complete system of matched components with a tongue and groove insulation board. The build-up of the system included a vapour control barrier, insulation with Kemperol 2K-PUR waterproofing membrane applied on top, ideal for application directly onto the existing metal substrate.

First, a temporary tenting system had to be erected over the entire roof to protect against any potential rainfall affecting works during removal of the existing roof coverings. Contractors Tucker and Tunstalls removed the existing felt roof, which had been subject to water penetration, to reveal the original metal profile substrate. Once the existing substrate was cleaned and primed, contractors installed the Kempertherm tapered insulation scheme. The insulation comprises of a rigid PIR board, a dense closed-cell structure with a hard top, which has a particularly low thermal conductivity of just 0.023W/mK. The vapour barrier, Kempershield, is a Class ‘O’ rated reinforced aluminium, with a self-adhesive layer.

The liquid waterproofing was then applied on top of the insulation in a single, wet-on-wet process with the reinforcement fleece laid directly into the wet resin and more resin immediately applied on top to ensure complete saturation of the fleece. This provides a visible guarantee that the right depth of coverage has been achieved, avoiding the risk of weak spots or application error.

Because the cold-applied Kemperol 2K-PUR is installed wet-on-wet, refurbishment work could be completed within the six-week project deadline. The building remained open during this time and as the gymnasium is in a busy area of the complex, the liquid waterproofing was specified because it is odourless and solvent-free, avoiding disruption to the staff and general public using the facilities. No hot works were required as part of the refurbishment, further reducing potential health and safety risks.

The design of the gymnasium roof included four rooflights and a number of smoke vents, which were upgraded and replaced during refurbishment works. The liquid-applied waterproofing resin was able to adapt to the detailing and joints around the skylights and outlets on the roof. Once application was completed, the cured resin formed a seamless, elastomeric waterproof membrane that cannot delaminate, is UV stable, and fully bonded to the substrate.

David concluded: “We were pleased that contractors were able to install Kemper System’s complete warm roof and waterproofing solution within the tight, six-week timescale with little disruption to staff and the public at this busy leisure centre — the roof has been successfully restored.”

A collaborative approach to meet school places demand in Hounslow

The pressure to meet an ever-increasing demand for school places is one that has been felt by local authorities across the UK for a number of years, with the requirement for places across primary, secondary and special education on the rise. The London Borough of Hounslow is one local authority that has proactively approached the challenge and worked with its partners to devise and deliver a solution. David Nisbet, partner at Pick Everard looks at the approach and its results so far.

In 2012, Hounslow Council commissioned leading property, construction and infrastructure consultancy Pick Everard to deliver multiple new primary, secondary and special education needs school places over a five-year period within challenging cost parameters.

The requirement for new school places in Hounslow is extensive and as such, a dedicated multidisciplinary team has been allocated to develop the new and improved facilities. The £300 million Capital Expansion Programme once completed will have delivered 3,000 new primary places, a further 5,000 in secondary education and 600 new SEND (special educational needs and disabilities) places.

The story so far

Since the Capital Expansion Programme was established, more than 6,000 school places have been created by the local authority:

– 2,840 primary school

– 2,820 secondary school

– 440 SEN

Working in partnership, Pick Everard has contributed significantly to this successful outcome, with new buildings and extensions at 24 primary, infant and junior schools, and some selected secondary schools.

Alongside this, the firm has also undertaken a programme of dedicated refurbishment and new build projects to expand nine of the borough’s existing SEND sites culminating in substantial new build, all through specialist schools.

Facing unique challenges

Unlike many traditional school expansion and improvement schemes, Hounslow presented the team with a series of unique challenges as a result of the borough’s location under the flight path for Heathrow Airport. At its busiest, one plane lands or takes off here approximately every minute – meaning potential disruption to the teaching and learning environments sitting below.

Working in collaboration with our acoustic sub-consultants to undertake detailed surveys at each school to determine exactly what impact the aircraft noise has on each site and what measures must be employed to mitigate this to provide a high-quality learning environment.

Findings from these early site investigations allowed us to develop an affordable yet flexible design concept, incorporating a highly insulated concrete structural envelope combined with a sophisticated ventilation strategy, balancing noise insulation with thermal comfort.

This bespoke acoustic design was adapted and applied to the new buildings as well as pre-existing schools throughout the programme, demonstrating value for money while delivering top quality facilities for staff and pupils.

The completed projects have all been designed to withstand the effects of the evolving environment and any impact it might bring on the schools such as the Heathrow Airport expansion.

An innovative approach

An important part of ensuring best value and devising the most appropriate solutions was delivering an innovative approach throughout. As well as assessing the most suitable route for each project – an extension or refurbishment, or a full new build – for each individual school requirement, we also worked to deliver savings through modern methods of construction.

We also implemented BIM throughout the programme to achieve an integrated approach, advancing designs and increasing stakeholder engagement during the design. For example:

–  BIM training through free workshops to help the client understand and use the data efficiently

–  Producing 3D walkthroughs and visuals to share with key stakeholders

Community benefits

Engaging with and providing opportunities for the communities in which we work is priority for the team at Pick Everard and this programme is no different. As well as addressing the need for additional school places across Hounslow, the programme has also delivered a number of benefits for the local community.

Some 30 per cent of the workforce involved in this series of projects lived within 40 miles of the site and the entire supply chain spend was delivered through SMEs – ensuring a positive economic impact locally.

It is hoped that sports facilities included within school projects across the borough will be available for wider community use outside of school hours in addition to pupils and teachers during term time – creating an important legacy for local people and benefitting not only school children but their families and neighbours.

Value engineering

Building in value was vital for the London Borough of Hounslow, which needed to keep to strict budgets and timescales throughout the programme – and this needed to be balanced with the requirement to deliver high quality new teaching and learning spaces.

As well as looking at ways to save money on the actual build costs – through developing a standardised palette of materials and considering various modern methods of construction – Pick Everard worked with the client to provide construction solutions that will deliver value through greater longevity and reduced maintenance during the whole building life.

New build or extension?

This was most clearly demonstrated when initial plans proposed an extension to Hounslow Town Primary School but, upon examining the project in further detail, it was identified that a new build scheme on an adjacent site would actually offer better value and provide a long-term solution to pupil provision for the local authority.

Not only did this mean that the school could be delivered with less disruption, but it also acted as a catalyst for further projects, including a brand new music centre for the community to use.

What next?

Pick Everard is working with the London Borough of Hounslow into 2020, completing an estimated £120m of school projects across the borough. It is expected that this second phase will be completed in September 2020.

The firm boasts significant experience in the education sector, especially within London having worked on hundreds of schools within the M25 boundary in recent years. For example, the firm completed ten primary school expansions and five master plans for projects within the London Borough of Richmond.

Mitsubishi Electric has announced the launch of its new Air Handling Unit (AHU) range, the Wizard. Designed for the UK market, the new AHU range is perfect for those looking for a cost effective ventilation solution that promotes wellbeing by improving indoor air quality.

With buildings accounting for around half of all UK greenhouse gas emissions, the Wizard is designed to meet or exceed European Ecodesign 2018 regulations, with a heat recovery efficiency of over 73% across the range. These regulations apply to a variety of energy-consuming products and calls for a reduction in energy usage to limit environmental impact. Air quality has become increasingly important, requiring that buildings install an efficient system that surpasses the Ecodesign legislation. The new Wizard works with Mitsubishi Electric’s Mr Slim Power Inverter heat pump technology to deliver a cost and energy efficient system. Incorporating thermal wheel technology to aid in heat recovery, combined with an integrated control system, the Wizard is a highly advanced ventilation system, ideal for a huge variety of applications and installations, including universities, offices, retail and leisure centres.

“Opening a window for fresh air will only take you so far and can also risk bringing in external pollution. Buildings therefore need an energy-efficient system in place that can maximise the fresh air available to them, providing an ideal environment for occupants. The Wizard is a tempered fresh air system that brings in fresh air from the outside, tempers it to the correct temperature and removes the stale air from inside the building, working alongside and air conditioning and/or a heating system” continued Patel.

Delivered as a packaged unit, the Wizard is available in seven sizes with an air volume range of between 0.83 m3/s to 5.56 m3/s. Each Wizard unit comes with a minimum of two outdoor units, which enables close temperature control and minimises cycling.

Developers harness innovative construction techniques to deliver hundreds of new homes in Southwark regeneration area

Leading property and construction consultants McBains today announced the completion and partial completion of two major multi-use developments in London’s Southwark Regeneration Area: Elephant One (Phase One) and Two Fifty One.

McBains’s involvement in the Phase One redevelopment of Elephant One, Elephant and Castle, in London’s Zone 1, has stretched over a decade, and is the largest multi-discipline project the company has undertaken in the capital. The team has provided project management, contract administration and design services on the build from its early planning phase in 2007, through to its completion in June 2018.

Elephant One

The mixed-use development, situated opposite Elephant and Castle Shopping Centre, was designed entirely in BIM (Building Information Modelling) and its construction was fully coordinated by the design team, both on and off-site. This method helped reduce activity and pressure on-site, benefiting the project and the local environment.

Comprising three towers, of 374 apartments, 270 student rooms and 12 commercial units – including an on-site Sainsbury’s superstore and GymBox -the development is one of city’s first build to rent (BTR)
schemes.

Elephant One

The borough also recently saw a further sectional completion at Two Fifty One Southwark Bridge Road.

This project comprises a single 41-storey residential tower and a 7-storey office block – with the former delivering 338 apartments, across an array of tenures including affordable, private, premium and premium plus. It is being completed in five stages, with all of the 65 affordable and the majority of private tenure apartments being completed
in March and May 2018. The penthouse suites will follow in August 2018, and the final touches to the external features are set be completed in October 2018.

Two Fifty One

Features at Two Fifty One include a communal lounge, gymnasium, club and conference rooms, a private cinema, a green wall and communal garden.

Developers harness innovative construction techniques to deliver hundreds of new homes in Southwark regeneration area

Leading property and construction consultants McBains today announced the completion and partial completion of two major multi-use developments in London’s Southwark Regeneration Area: Elephant One (Phase One) and Two Fifty One.

McBains’s involvement in the Phase One redevelopment of Elephant One, Elephant and Castle, in London’s Zone 1, has stretched over a decade, and is the largest multi-discipline project the company has undertaken in the capital. The team has provided project management, contract administration and design services on the build from its early planning phase in 2007, through to its completion in June 2018.

The mixed-use development, situated opposite Elephant and Castle Shopping Centre, was designed entirely in BIM (Building Information Modelling) and its construction was fully coordinated by the design team, both on and off-site. This method helped reduce activity and pressure on-site, benefiting the project and the local environment.

Comprising three towers, of 374 apartments, 270 student rooms and 12 commercial units – including an on-site Sainsbury’s superstore and GymBox -the development is one of city’s first build to rent (BTR)
schemes.

Elephant One

The borough also recently saw a further sectional completion at Two Fifty One Southwark Bridge Road.

This project comprises a single 41-storey residential tower and a 7-storey office block – with the former delivering 338 apartments, across an array of tenures including affordable, private, premium and premium plus. It is being completed in five stages, with all of the 65 affordable and the majority of private tenure apartments being completed
in March and May 2018. The penthouse suites will follow in August 2018, and the final touches to the external features are set be completed in October 2018.

Two Fifty One

Features at Two Fifty One include a communal lounge, gymnasium, club and conference rooms, a private cinema, a green wall and communal garden.

With the government forecasting that heat pumps will overtake gas heating over the next decade and to coincide with the launch of Mitsubishi’s Ultra Quiet Ecodan air source heat pump, two social communities, on Facebook and Instagram have been set up to provide consumers and heating installers with regular updates and tips on the company’s latest efficient, renewable heating systems.

The Facebook page offers a selection of videos and images that provide information on the Ultra Quiet Ecodan, detailing its uses, specifications and unique characteristics that set it apart from alternative heating solutions. Although its only just gone live it has already amassed over 2,000 followers of the page to date, the community is expected to grow as more content is shared for homeowners looking for the most effective alternative to gas and oil.

On the Instagram page, followers will be treated to a range of graphics that highlight the benefits of choosing to install the Ultra Quiet Ecodan. A selection of stats and emotive images have been shared so far to demonstrate why the heat pump should be the number one choice for renewable heating.

The Ultra Quiet Ecodan air source heat pumps are some of the quietest available in the UK. Designed specifically for residential applications, these renewable heating systems offer flexibility on where units can be installed, whilst meeting Permitted Development. Facing the Challenge

Modern specifiers have to contend with a variety of challenges when upgrading rooftop plant in existing buildings or planning out plant for new build projects. Increasingly congested rooftops in cities, not to mention delicate singly-ply rooftops and accessibility of plant, all have their own challenges that must be taken into consideration. Sam Birch, Technical Manager at Big Foot Systems, discusses the solutions available.

Short on space

With the UK’s highly populated cities continuing to expand, in over-congested areas such as London, the logical (and sometimes only) place to install mechanical plant and equipment is on the roof. Specifiers are therefore challenged with designing complex, busy rooftops with a mixture of plant and pipes that all need to be safely accessed at height. So what can consultants do to meet this challenge?

Complete one-off support and safe access solutions can be designed and fabricated for rooftops to specifically meet project requirements when a standard solution may not be suitable. For example, Big Foot Systems recently supplied a complete solution for rooftop plant support on a new commercial office building near Kings Cross train station in central London. Big Foot’s project team undertook site surveys and held several meetings with the principal contractor to design a solution for this large and multifaceted project, combining many different supports and access ways, so that the development met the needs of the customer.

This split-level project used a range of non-penetrative frames to provide safe access and support air handling units, chillers and high-level pipes. The size and complexity of this project proved to be a real challenge and involved designing a system with over 500 different parts to fit in an unusual space. This meant Big Foot had to be innovative and think outside normal design practices to provide a solution that worked well.

With this complex project, the plant area was split across two roof levels, level 9 and level 11. The supports for level 9 included: a custom non-penetrative Heavy Duty frame supporting an air handling unit (AHU) weighing over 7800kg, custom access to service the AHU, and integrated access and pipe support for seven large volume water pipes at 4m above the roof level. Meanwhile, supports for level 11 included: Heavy Duty Cubes supporting four chillers weighing 5,700kg each, two bespoke frames supporting AHUs weighing 6,500kg each, a custom Heavy Duty support with integrated access for a 15,750kg generator and over 100m² of custom safe access.

Keeping things accessible

Retrofitting cooling plant on busy roofs can prove tricky. Not only is it necessary to navigate existing rooftop pipework and equipment, it is also essential that the plant remains accessible for maintenance visits to ensure it performs efficiently. With a variety of obstacles and siting concerns to consider, an ideal solution is a non-penetrative plant deck.

Big Foot Systems recently supplied a custom plant deck to support a chiller on the asphalt roof of Manchester Royal Infirmary. The plant deck is located approximately 1m above the roof level to allow for pipe runs and comes complete with a custom platform around the whole perimeter of the chiller to provide access for maintenance. Big Foot also provided steps either side of the chiller, to enable access from both sides of the pipework, which saved the need for any step overs in another location.

Big Foot’s technical team used foot pressure calculations, UDL (roof load) figures and a wind summary to ensure the design was fit for purpose and was in line with the project’s requirements. The systems also benefitted from a wide base, making chillers stable in high wind locations, often a design consideration with very tall units.

A delicate matter

Building regulations and modern methods of construction are driving the specification of single ply membrane roofs but their many benefits can be threatened if no consideration is given to the plant and equipment that may be housed on the roof and how to reach and install it. Single ply membranes are sensitive to footfall and, whether walking on the roof or installing plant, anything which cracks or punctures the waterproofing membrane can potentially cause leaks. Consultants are therefore set a tricky challenge when asked if provision can be made for installation of HVAC plant on a completed single membrane roof.

So what’s the answer? One solution to these installation headaches is to use non-penetrative, repeatable support structures that can be adjusted according to the demands of each individual project. For example, Big Foot Systems has developed its Light Duty and Heavy Duty modular framework systems which are ideal for installing AC units and heavier plant on flat roofs without damaging a delicate single ply membrane roof. Big Foot Systems recently supplied these non-penetrative supports to a shopping centre in West Yorkshire. A £260m development, the shopping centre totals 51,096m2 of retail and leisure space and has space for over 80 stores.

During the development, one of the main anchor tenants at the centre requested paving slabs to support the store’s air handling units (AHUs). However, the developer’s mechanical engineer understood the risks of using this method of support – placing slabs directly on a single ply membrane roof can tear through it, leading to destructive roof leaks and costly damage, often invalidating any warranty. Big Foot Systems was approached for its extensive technical knowledge and experience to provide a design that would safely and evenly support the plant loads without damaging the roof. Big Foot provided the anchor tenant with its HD Frames to support all AHUs as well as further supports for packaged plant rooms and AHUs at the shopping centre.

Not only did the supports help protect the landlord’s roof warranty, but they also offer future benefits to the shopping centre since they can accommodate any planned expansion of the development. Big Foot’s non-penetrative design ensures that in the event of expansion, plant could be lifted and positioned on the new roof. Therefore, this type of design has the added bonus of saving time and labour costs on site with the potential to reuse the supports. The modular design means there is also the possibility to extend the frames, making it both versatile and cost effective.

With a wide variety of challenges on today’s busy and often complex rooftops, it’s essential that plant and pipework are safely supported whilst protecting the rooftop.
