Specifying the right coating for your premises can often be a difficult decision, says Rizistal UK product manager Alex Holdway.

High build epoxy paint coats are two-component pigmented systems suitable for areas of both high and low traffic.

Due to their specially designed make up, epoxy paints, such as the Rizistal EC220 product, can demonstrate excellent durability in a variety of environments.

In addition, the adhesion characteristics of epoxy paints give the product an added boost. To correctly prepared substrates, epoxy systems can penetrate and ‘key’ to concrete giving a very solid bond.

Epoxy paints also come with the benefit of improving ‘cleanability’ of floors. The seamless glossy finish of epoxy over concrete creates a non-absorbent surface improving efficiency of cleaning.

Dust, dirt, and grime is not able to stick imperfections that may be present on the substrate. These systems also give increased chemical resistance over exposed concrete.

Spills of oils, acids, or alkalis are easily removed without attacking the structure of the concrete underneath. One of the biggest factors in coating specification however, is health and safety concerns.

In dry areas, epoxy paint coats give a natural anti-slip profile giving grip to both work-boots and forklift tyres.

Today, Moda – developer and operator of homes for rent alongside partner Apache Capital, an institutionally-backed real estate investment business, were joined by main contractor, John Sisk & Son, Councillor Richard Cowell and cultural historian Jez Collins form the Birmingham Music Archive to break ground at the JV’s Broad Street residential development.

The official ceremony also marked the unveiling of a brand new name for the development, The Mercian, in a nod to the region’s rich heritage and history. As Birmingham’s tallest residential tower, The Mercian aims to be a local landmark that knits itself into the fabric of the city as a destination the local population can be proud of.

Before physically breaking ground on the site, all guests were taken on a journey delving into the area’s rich musical background. Guests were shown never-before-seen photos from former nightclub Burberries on Broad Street and its live band nights at The Click Club, which sat on the same site where The Mercian will now stand and hosted bands such as Blur and New Order in the 80’s.

UK Green Building Council presents industry framework for net zero carbon buildings

The UK Green Building Council (UKGBC) has today unveiled a framework for the UK construction and property industry to transition new and existing buildings to become net zero carbon by 2050, in line with the ambitions of the Paris Climate Agreement.

The report follows six months of intense industry engagement, involving over 180 experts and stakeholders from across the built environment value chain, and is supported by 13 trade associations and industry bodies including BPF, RICS and RIBA. It provides an overarching framework of consistent principles and metrics that can be integrated into tools, policies and practices, and aims to build consensus in the industry on the approach to decarbonising buildings.

The new framework offers guidance for developers, owners and occupiers targeting net zero carbon buildings, setting out key principles to follow and outlining how such a claim should be measured and evidenced. Two approaches to net zero carbon are proposed by the framework which can be accurately measured today:

– Net zero carbon – construction: the embodied emissions associated with products and construction should be measured, reduced and offset to achieve net zero carbon.

– Net zero carbon – operational energy: The energy used by the building in operation should be reduced and where possible any demand met through renewable energy.

Well, we survived R32 didn’t we?

One thing that has always heartened me about our industry is our overall resilience and ability to change and adapt. And this is needed as technology and legislation drive the direction of travel for the construction and built environment.

We see scores of engineers each week in our training centres and there is always an eagerness to learn more from the vast majority of attendees.

And that’s good because there’s more change to come, especially as we make equipment even more efficient, quieter and easier to use.

The change to R32

For the HVAC industry, the biggest recent change has been R32, but we have survived and it has quickly become the norm. As confidence has grown, so has the range available. And the world didn’t go up in flames with this ‘mildly-flammable’ ‘new’ gas.

As a manufacturer, we will always look at how we can help engineers cope with change, which is why we issue free guides on things like legislation and technology, and why we offer comprehensive training and support.

The refurbishment of a roof in an exposed location, 35 metres high, can present its challenges. Stuart Hicks from Kemper System explains why a liquid waterproofing system was the best solution.

The correct product specification alongside a contractors’ skill and expertise were required during the repair of a 35-metre high barrelled roof area above an oil refinery at a food processing plant in Erith, London.

The barrelled roofs sections at the ADM Milling penthouse, adjacent to the River Thames in London, were experiencing water ingress and presented many key challenges for the contractors – its exposed location, the height of the building and access considerations for operatives, the busy and occupied nature of the food milling plant, and the requirement for a relatively quick and easy waterproofing solution.

The 100-year-old building consists of twenty-four food silos which are covered by three, 18m-wide barrel-vaulted concrete roof sections with interconnecting flat roof areas.

Specification Considerations

A quick yet durable waterproofing solution was required as the food milling plant was occupied and needed to remain fully functioning throughout the project. Any water ingress into the silos would result in the entire contents being disposed of, alongside a full decontamination and clean of the silo at considerable cost.

Built on the first space to serve coffee in a cup, 115 years ago, Invicta’s latest 5-star hotel keeps intact the name (and not only) of this space, “A Brasileira”, right in the heart of the city. This is Vicaima’s recent project in the hotel sector, whose challenge was based on the perfect balance between the classic and the contemporary of all the components of the space, which should remain faithful to the original features of the centennial cafeteria.

Do you know how to recognise competency?

‘Competency’ is a word that comes up often in discussions about work at height and construction in general. But what does it mean for you?

If you are the manager or owner of a premises (or the ‘client’ of a contractor), then it is your responsibility to ensure anyone carrying out risky work on those premises is competent and fully qualified to do that task, not the responsibility of contractors or the workers themselves.

According to the Construction (Design and Management) (CDM) regulations, implemented in 2007 to reduce accidents during construction projects via improved health and safety, those defined as clients have a duty to:

  • assemble a team of competent professionals and ensure that each of their roles are clear
  • allocate sufficient time and resources at each stage of the project to ensure that health and safety issues are dealt with properly
  • ensure effective project team communication
  • provide suitable welfare facilities throughout the construction period
  • make sure all involved have the skills, training and expertise to carry out the work

Under these new regulations clients are required to take responsibility and ensure that each phase of the construction process is planned so that it can be managed safely.

Thurrock Council approves major £1bn Purfleet town centre regeneration

Thurrock Council has given the green light for Purfleet on Thames, a £1bn regeneration project that will see thousands of new homes created in Purfleet and a new town centre and a media and creative industries hub established.

The plans, submitted by Purfleet Centre Regeneration Ltd (PCRL), a joint venture between Urban Catalyst and Swan Housing Association chaired by Sir Tim Laurence, were unanimously granted outline planning permission by Thurrock Council’s Planning Committee last night (Thursday 25 April) and will deliver the following in the town:

  • Up to 2,850 homes to be delivered alongside shops, restaurants, a medical centre and community facilities
  • A new town centre with upgraded rail station and improved riverside areas and access will help transform Purfleet into a new destination
  • A new primary school
  • Brand new media village with art, film and TV studios
  • New parks and leisure spaces

The scheme has the broad support of the local community who have been extensively involved in framing the masterplan and the local Community Forum were vocal at last night’s committee in support of the scheme (which was recognised with a national award for Best Public Participation in 2018).

Building information modelling (BIM) has revolutionised the construction sector, by digitalising processes and enabling new ways for construction professionals and architects to collaborate. But where are the opportunities in manufacturing? Here Jonathan Wilkins, marketing director at industrial automation parts supplier EU Automation, explains how manufacturers can better interact with their supply chains using BIM.

According to research by Heriot-Watt University, the UK’s construction industry must build 340,000 houses a year until 2031 to meet demand. The industry is under pressure to meet this target with high-quality infrastructure, both for domestic and industrial purposes.

To help achieve this, construction companies are investing in advanced technologies to improve their productivity and quality.

A sleek production line, populated with bright yellow ABB Robots skivvying around bolting houses together, whilst a few engineers in lab coats and safety glasses studiously tick off their clip boards? Or a ‘mobile home’ on wheels being shunted through an old aircraft hangar as plumbers, plasterers, sparkies and roofers scurry all over it, glad of the fact it’s not raining? Or even a couple of builders knocking up oversized sheds in an abandoned warehouse? Take your pick – I’ve seen them all.

To be fair, most of the modular companies we’re dealing with aspire to the first imagining, even though in reality they’re some way away from that. However there is one company that is investing heavily in bright yellow robots with a view to creating a car-like production line producing dozens of shiny new houses a week rather than saloons and SUVs.

For many modular manufacturers, waiting for the big orders to land (why are so many players talking about 10,000 a year in 2-3 years’ time – how about doing 50 this year & 100 next year?) it’s a battle to keep the lights on, as setting up a factory consumes cash like a donkey eats strawberries.

A new app helps push true value of heat pumps

For all properties being built, sold or let, you now need an Energy Performance Certificate (EPC) which provides details on the energy performance of the property and shows what can be done to improve this performance.

For the renewable heating sector, an EPC report also forms the basis of determining how much financial support the homeowner could be eligible for under the government’s Renewable Heat Incentive (RHI).

Yet in some situations, EPC reports are failing to correctly acknowledge the efficiency of renewable heating and give a negative rating of 1 or 2 stars against the ‘Water Heating’ element, which is simply incorrect for a well-designed and fitted heat pump.

This can send a mixed message and contrasts starkly with the ‘Main Heating’ section, which portrays the correct rating for heat pumps with 4 and 5 stars.

Easy peasey

That is why a new, simple tool has been designed to make the process easy to use and more precise.

The app is free for installers and simply asks for the Ecodan unit and cylinder that is on the site, with a given flow temperature range.

Last year in the UK some 300 his­toric build­ings were dam­aged by fires, with many occur­ring whilst under­go­ing ren­o­va­tions or repairs. There is an online nation­al data­base of fires ​in her­itage buildings that records all report­ed fires, and so far in 2019 they have 152 fires noted.

Archa­ic build­ings are par­tic­u­lar­ly sus­cep­ti­ble to the fast spread­ing of fire due to dry old wood, voids and cav­i­ties in walls, floors and ceil­ings, effec­tive­ly pro­vid­ing ​‘run­ways’ for the flames. Wind­sor Castle’s 1992 fire, for exam­ple, was sparked by a workman’s spot­light acci­den­tal­ly set­ting a cur­tain alight in Queen Victoria’s Pri­vate Chapel.

Build­ings under­go­ing refur­bish­ment are vul­ner­a­ble as they’re like­ly to have exposed wires and tim­ber, and poten­tial­ly hot works occur­ring as part of the ren­o­va­tion. All con­struc­tion sites are high-risk safe­ty areas in any case, as all it takes is a spark from a sander, an abra­sive chop-saw, a blow torch or ash from a cig­a­rette, to ignite com­mon and flam­ma­ble con­struc­tion mate­ri­als like wood, sol­vents, pack­ag­ing and fuel. Fire swept through the top floor of the Paris Ritz Hotel as it was under­go­ing refur­bish­ment a cou­ple of years back, with 150 build­ing work­ers evac­u­at­ed from the site, and more recent­ly, a huge fire destroyed a sev­en storey apart­ment build­ing under con­struc­tion in Raleigh, North Carolina.

80% of consumers say that the design of homes impacts their wellbeing

80% of consumers say that the design of homes impacts their wellbeing

New research published by Eurocell plc, the UK’s leading manufacturer, distributor and recycler of PVC-U window, door, conservatory and roofline systems, has revealed that four in five consumers believe the design of their home impacts their wellbeing, demonstrating the growing demand for homes designed to promote good health.

When asked about wellbeing in the home, 83% of female respondents and 73% of males said that feeling comfortable and secure in their home impacted their overall wellbeing. When asked what top three factors contribute to consumers feeling good in their own home respondents identified the amount of natural light (48%), low noise levels (39%) and feeling safe and secure (37%). These were closely followed by access to outdoor space (36%) and the design and layout (35%).

One of the key drivers behind this trend is growing consumer awareness of the impact of the built environment on personal well-being. The benefits of homes with high levels of natural light are well established and include positive impacts on factors including improved health, happiness, productivity and better mental well-being, with research also suggesting it can help reduce the effects of seasonal affective disorder.
