Best Practice Considerations Where Timber Frame and Floors Meet

Is the way in which timber frame construction and SIPS construction integrate at ground level flawed? Currently reliance is placed on a number of separate elements working together as one, but in practice these elements are unconnected. Should the construction approach be changed so at the same time one can address the concerns raised when appraisal of Part C of the Building Regulations was conducted?

At ground level the site operative is required to establish three protective DPC’s: The oversite membrane, the DPC in the outer skin, and the DPC in the inner skin. The combination of all three is intended to provide complete and unpunctuated protection of the building footprint. But, with three unconnected elements this everyday construction arrangement has weaknesses. A different approach can eliminate those weaknesses; damp ingress, hygroscopic absorption and the entry of contaminated land gases into the building envelope.

Tackling first the subject of contaminated land gas, the World Health Organisation (WHO) announced some time ago that radon gas (which is present to some extent in most areas of the UK) is more dangerous than first realised.  Furthermore, with more airtight build standards, opportunities for some natural radon dissipation/exit paths from structures are reduced.

Revolutionary development to transform public services in West Suffolk

PLANS to unite public services with enterprise space to create a revolutionary ‘public service village’ in Bury St Edmunds have received crucial backing from local councillors.

Members of St Edmundsbury Borough Council have approved an outline business case for the proposed regeneration of the 15-acre Western Way development, as well as approving funding for project partners to prepare a final business case for the £100-£125m scheme.

The council has appointed Perfect Circle – a company that delivers the broadest range of consultancy services available to the public sector – to provide full, multi-disciplinary services for this stage of the project under the national One Public Estate Programme.

The vision for the development comprises a new £25m leisure centre – including an eight-lane 25m swimming pool – and a building to house public services such as a health centre, advice centre, police, councils and community and educational services, together with significant space for commercial businesses. Student accommodation for West Suffolk College is also planned.

Victoria Brambini, managing director at Perfect Circle, said: “We are very proud to be working on the redevelopment of Western Way, which is ground-breaking in how it will deliver public services to the community.

With researchers estimating that 2% of deadly skin cancer cases in Britain affect people working outdoors, Ellina Webb revisits a previous Hub article and looks further into how HVAC installers and construction worker can protect themselves during the summer.

In the HVAC industry there are numerous types of job roles and functions that require work to be undertaken in an outside environment. In fact from a contractor delivering and installing a system to a technician maintaining outdoor units, working outside affects almost everyone who is involved in building services and the built environment.

What’s more, for those who do work outside, research has shown that they are at a significant higher risk of getting skin cancer due to high exposure to UV rays and chemicals. In fact, unlike those who work in other outdoor occupations like agriculture, construction workers especially are at a high risk of skin cancer, highlighting how our industry needs to sit up and take action.

So aside from mitigating the risks on site when it comes to summer safety (wearing appropriate clothing, gloves, shoes and goggles) and avoiding heat stress (stay hydrated), what can you do to limit your exposure to harmful rays?

When choosing the best cavity weep to suit a project, one should consider the exposure and the finish of the elevation. Choosing a weep that offers sufficient outflow to service the masonry absorption area is essential, whilst aesthetically the appearance of the building should not be adversely affected.

Brickwork and stonework can normally accommodate weeps within the perp joints, and selection of an appropriate weep colour (or a weep manufactured in suitably translucent material) can result in the outlet merging with the mortar shade. Rendered surfaces are another matter – does one omit weeps in the hope and anticipation the render will prevent penetration of all water, or does one make some provision – so a discharge route is in place should it be required during the life of the building?

Whilst render may be water resistant when new, during the life of a building all rendered surfaces are susceptible to fissures and cracks. These can occur anywhere throughout the rendered area, as well as at junctions with alternative finishes and window/door openings. Therefore building-in a means for water to escape always makes sense, with the accompanying caveat they should ideally be unnoticeable!

Water penetrating a rendered surface can initiate five major deficiencies:

1)        Damp banding and patching will manifest where arrested water pools on the DPC tray / lintel.

Good habits start young – which is why top-rated Bramhope primary school in Bramhope, Leeds is introducing hands on cooking lessons for its pupils. When they heard of the project, Harrogate based Nest Kitchens who specialise in bespoke furniture decided they would like to be involved.

“Every year at Nest Kitchens we like to get involved in a community project, giving a chance for a local charity or community project to get something done that they would not necessarily have the time or budget to complete themselves. An opportunity arose earlier this year to support our local primary school who are striving to bring back hands on cooking lessons for their children,” says Nest founder Holly Simpson.

“Having taken a brief from the school, we have designed a fully functional kitchen that can be easily and safely used by the children. The kitchen will allow the school to regularly provide cookery lessons to the children empowering them to cook and create. The lessons will help to promote healthy eating, measuring ingredients will provide a fun maths lesson and mixing and cooking ingredients will show science in action! Thanks to the additional support of many of our suppliers, we are able to provide this to the school free of charge.”

Bushboard was delighted to become involved when Nest chose recently launched Evolve solid core worksurfaces for the scheme.

A Design for Life!

In a small secluded village not far from Newport an unusual planning permission was granted by the City Council.

Manic Street Preachers, the Welsh born band were unusually planning to convert a cottage into their new recording studio.

The planning permission was granted but with some unusual conditions. The cottage was to be used solely between the hours of 9am and 10pm during the week and before the band could begin the creative process the site was to undergo a series of soundproofing measures to ensure all nearby properties were not disturbed by the noise pollution.

Terry Norman, Acoustics Specifier from Trim Acoustics was contacted by the band to visit the secluded site.

They soon settled on a plan that involved using an acoustic blocker – Maxiboard, manufactured by Sound Reduction Systems Limited.

Maxiboard is an extremely high performance and versatile soundproofing board designed to be used much like plasterboard. It can be installed directly onto timber studwork, masonry or existing plaster. Maxiboard can be used to Meet Part E of the Building Regulations or just to improve comfort in a domestic situation, such as noisy neighbours.

Unbeknown to all around them, in both secrecy and confidentiality the Manic Street Preachers successfully recorded their new album!

Ellina Webb visits the “Living with Buildings” exhibition at the Wellcome Collection and discusses the innovative building techniques used in The Global Clinic commission.

Health, wellbeing and unique construction techniques for (and in) buildings has been a huge topic for us on the Hub as standards like the WELL building standard and our own Mitsubishi Electric Green Gateway philosophy continue to shape our mind-set and the way we design our products in a changing world.

Healthy buildings that are built sustainably and provide the best indoor environment for occupants is a global movement and excitingly the construction and technology industry is taking more and more steps forward when it comes to achieving this in line with Government legislation.

In fact, as we move in 2019 I’m already reading online about Europe’s drive for all new buildings to be built to “nearly zero-energy” standards, starting with those publicly owned. What’s more is that exhibitions like the Wellcome Collection’s current “Living with Buildings” show are highlighting the unique ways that “thinking outside the box” can achieve when it comes to construction and wellbeing; especially for publicly owned buildings like health centres.

The Wildlife Trusts call for all new developments to contribute to a Nature Recovery Network

The Government consultation into a new legal requirement which could make developers actively improve nature closed at the weekend. It is an attempt to help wildlife recover following the severe decline of over half our wild species in the last 50 years.

The new approach, known as ‘net gain,’ would ensure wildlife gets a better deal from new developments.  It would mean that developers not only compensate and mitigate for any damaged caused to the natural world, they would have to measurably add to it and improve it – by creating additional new nature-friendly spaces that enable bees, butterflies, and birds to recover and thrive.

The Wildlife Trusts want developers to:

  • Avoid damaging wild places by locating new buildings in the least harmful place – they must not simply pay a tariff giving them a licence to destroy
  • Mitigate any damage that they cause and compensate if they cannot
  • Be legally required to deliver ambitious, measurable gains for wildlife which are 20% above such compensation; these gains must be secured and managed in perpetuity*

Farnborough’s first Homebuilding & Renovating Show smashes expectations

The potential concerns surrounding Brexit and the property market were debunked at the first South East Homebuilding & Renovating Show 2019, which defied expectations despite the stuttering UK climate by attracting fifty per cent more visitors than anticipated. The event, which took place for the first time between 18-20 January 2019 at Farnborough International Exhibition and Conference Centre, welcomed over 9,700 visitors across the two days, with an average project spend of £154,834 per person.

The inaugural event’s success demonstrated how buoyant the self-build property market is within the South East region, delivering fifty per cent more attendees than expected, with over 75 per cent of visitors having a live project underway within the next 12 months, creating potential significant sales opportunities for exhibitors for future shows.

Consumers were also looking to increase their knowledge and skills on everything from design, planning and construction to period renovations. The best-attended seminars and masterclasses included those on building homes with value, design inspiration for self-builders and renovators, while one-on-one consultations with industry experts were also popular.

Data gathered from the South East event revealed that 15 per cent of visitors were trade, a strong turnout for a first-launching event.

Farnborough’s first Homebuilding & Renovating Show smashes expectations

The potential concerns surrounding Brexit and the property market were debunked at the first South East Homebuilding & Renovating Show 2019, which defied expectations despite the stuttering UK climate by attracting fifty per cent more visitors than anticipated. The event, which took place for the first time between 18-20 January 2019 at Farnborough International Exhibition and Conference Centre, welcomed over 9,700 visitors across the two days, with an average project spend of £154,834 per person.

The inaugural event’s success demonstrated how buoyant the self-build property market is within the South East region, delivering fifty per cent more attendees than expected, with over 75 per cent of visitors having a live project underway within the next 12 months, creating potential significant sales opportunities for exhibitors for future shows.

Consumers were also looking to increase their knowledge and skills on everything from design, planning and construction to period renovations. The best-attended seminars and masterclasses included those on building homes with value, design inspiration for self-builders and renovators, while one-on-one consultations with industry experts were also popular.

Data gathered from the South East event revealed that 15 per cent of visitors were trade, a strong turnout for a first-launching event.

With a new year well and truly in full swing, most people are overwhelmed with everything they need to sort for 2019. It’s tempting to put some things on the backburner, but there are some important things which shouldn’t be ignored, like meeting your health and safety responsibilities.

The Work at Height Regulations state that all safety systems and equipment should be inspected, tested and recertified regularly by a competent person.

Boulting greet Duke and Duchess at Wirral Youth Zone

Residents lined the streets of Birkenhead in January to catch a glimpse of the Duke and Duchess of Sussex as they officially opened The Hive Youth Zone, a £6million Youth Zone which supports the area’s 38,900 8-19 year olds.

As a patron and supporter of the new facility, engineering solutions provider, Boulting Ltd had the privilege of meeting Harry and Meghan during one of the couple’s first official engagements of 2019.

Developed by national charity OnSide Youth Zones, The Hive opened its doors in 2017 and is regularly used by over 3,500 young people aged 8 to 19, and up to 25 for those with a disability. Boulting has been supporting The Hive since 2016, pledging a total of £75,000 over a three-year period as part of an engagement and investment programme, which includes financial contributions and career development opportunities.

The purpose-built facility includes a fitness suite, boxing ring, climbing wall, music room, art room, film and media suite and a roof-top football pitch.

During the visit, the Duke and Duchess were treated to performances from vocal group Edge of Seventeen, The Hive’s resident junior dance troupe and basketball team Hive Heat.

Developer to build new primary school for growing Royal Wharf community

New social infrastructure for Newham  

Royal Wharf, Ballymore & Oxley’s new neighbourhood in London’s Royal Docks, is set to open a state-of-the-art new primary school for residents and local children in Newham. Due to open in September 2020, Royal Wharf Primary School will welcome up to 450 reception to year six pupils, with a conjoined nursery school offering part time places to children aged three to four years.

Newham Council is poised to agree a decision that will pave the way for the much needed new primary school. The Council will receive £3.5 million from the developers by disposing of a plot of land at Royal Wharf for Ballymore and Oxley to build a free school. The decision will be made on February 12 in an Officer Key Decision of Newham Council.

This will help meet the projected demand for primary school places within the Royal Docks area. The Education and Skills Funding Agency (ESFA) has agreed financial support for the new Royal Wharf Free School, which will be operated by The Britannia Education Trust who currently run nearby Britannia Village Primary School.

Councillor Julianne Marriott, Cabinet member for education, said: “There is a growing need for school places in this area where families are moving into new housing developments.
